I'm getting really solid quotes. Here are a few for example...

$67k ($56k selling)
36/10k
$3000 down
$700/mo.

$64k ($54k selling)
36/10k
$3000 down
$685 mo

$60k ($51k selling)
36/10k
$1500 down
$689 mo.
If those are leases, something seems off. At those reductions, your payment should be lower unless they are compensating by bumping your MF up. Especially for 10k per year.
