Adding some details here in case anyone finds the experience helpful.

Ended up with 10.5% off pre-incentives for a custom order. Took two months from order to delivery. Used the latest July programs that came out today since numbers were better overall (0.00145 MF vs. last month's 0.00165) even though lease cash went down ($1000 instead of $1250). I used MSDs to bring MF down to 0.00110).

My OL code had applicability criteria that mentioned Model year 2018 and 2019 vehicles, so it could not be used unfortunately. The dealership tried to run it though.

Since I plan to apply for CCA rebate, I decided to put down $366 ($500 rebate minus $134 membership fee), which brought the monthly for my $65,820 build for 36/15K miles including 9% sales tax to $668 a month. Idea was that this monthly payment would more accurately reflect my actual discount.

Just to amuse myself, I added another $50 down to bring the payment down to $666 even a month

I know better discounts could have been had in NJ (so I've heard), but they have a high dealer fee.
BMW of Reading, surprisingly, did not have one.
Nice, I'll have to keep BMW of Reading in mind. Yeah, I've seen some pretty impressive discounts in NJ, but that $599 dealer fee kills some of that...
