Cap Cost Reduction with Rebate?

Would you please explain what is a Cap Cost Reduction and how it works exactly? What is Cap Cost Reduction for?
The dealer wrote a Cap Cost Reduction ~$4,000 for my down payment and then a ~$3,200 rebate, meaning a $800 down payment total effectively on my lease. (I told them I only want to put down First Month payment, which is $800)
MSRP is $51,000.
What is the point of this and why was it done exactly? TY!

It’s basically a down payment. I am not precisely sure why they do it this way. I had the same issue but I ran the math and it all kinda worked out. I think part of it was to get the next 50$ off of the MSDs.
