Are they really that attractive?? I specced as per what I have, at the cost over 4 years at 15k miles a year was £39705. A heck of a price to be left with nothing at the end of term. Glad I went for a 6 month old AUC.
I know having a flash motor is a nice thing, but they are a monumental waste of money.

Doesn't look that great a deal.

I've no idea but it sounds a lot to me. Mines a G21 330i which I appreciate is not an M340i but nevertheless my lease is £402 with only 3 months up front which is less percentage-wise than the sticker price differential. Maybe it is a good deal but to me it sounds quite dear. Funny times though, as has been said.

I see BMW are offering PCP APR2.9% again for 3, 4 and 5 series for new vehicles ordered between 01/10/2021 and 31/12/2021 and registered by 31/03/2022 with a deposit contribution just under 5%... but the way things are going, the registration date might be an aggressive target!

Not quite sure why the Touring at the same 8000 miles pa is a third more than the saloon at £602 a month with £3750 up front.

It depends what type of finance agreement you take out. If it's a lease, then often there is no option to purchase at the end, you just return the car and have nothing. If it's a PCP, then you can own the car at the end by paying the final balloon instalment, or return the car and keep any equity as a deposit against the next one. If the market value of the car at the end is less than the balloon, then the shortfall is the lessor's responsibility, unless of course the car has exceeded the contracted mileage, or is in need of repair, in which case the driver will have to contribute. 2.9% APR is a good rate.
