I am looking at M340 xDrive MSRP $64K. This is a loaner(demo?) with 2,500 miles on it.
The car has most options I need but it comes with all-season tires what, I believe, limits the top speed to 130mph.
Such a low limit and skinny tires that aren't a good match for the car's abilities make the car less desirable to me but I still willing to consider it if the price is good.

So here is my question - what would be a fair price for such loaner.
Should I offer 10% of MSRP, 15% off?

More like 18% off atleast. You can get 10% off easily on a brand new car.

I'd get it if it's clean & under warranty if it is 20% off. But also the lease/purchase terms are important. Sometimes dealers try to make the money on financing part of they give a discount. It's just trading money.
Look at what you'll pay over the life of the car I'd say.

For example I'm paying a good monthly lease I'm comfortable with but on paper my discount is around 8.5% from MSRP. Most people who get 10% off pay more than me monthly.

i'd offer 20% first, and try to get at least 16%+ . you can get 10-11% off a new one. some people have even gotten 10% on an order.

I would say around 15% off. I tried to get a loaner from a small dealer that had been wrecked. I offered 15% off. They were only able to offer 11% off before incentive (per their GM), so i ordered new from another dealer.
