Group buy?


My friend (OK, sorta) is the Housing Director in the office where I work. HUD has approved the demolition of 30 public homes and the rebuilding of the entire (5-10 acres) with a plan for up to 90 replacement units. A big concern is the time the families must be out of the area during demolition/construction. I now have a suggestion to help with that!

If you get a call from a City that you can't pronounce/spell, . . .

I've had several Veterans talk to me already about using these as living quarters (some doing it, others as a future option), usually someplace far up in the Adirondacks. One I know was placed by helicopter and truly off the grid. I think if you marketed a sort of 'starter pack' that had all the specialized bits that you can't round up at a Home Depot you would have a market. Lots of funding help for Veterans, but right now a lot of the local housing-for-Vets action is self-serving (people looking to unload their unwanted land/housing), or habitat for humanity that leaves Veterans stuck with an underwater mortgage in the worst part of town. Potential downside is that a/t they can use the federal funding for would probably need to pass a strict set of codes (I can probably get you references to the codes if you want to look them up).

I find it hard to believe it is cheaper than just stick building a 'normal house' with wood...what are the cost traditional vs. container per sq foot?

We have calculated $40 per square foot. In this area it is from 140 to 250 per square foot for stick built. No contest!

Would it be fair to say that it is in actuality $40 - $150 per sqft?

My limited understanding is that range for stick built is there is a base (ie. 140) for the very basic finish and accessories. The increase is all upgraded finishes, appliances, etc.

So since the container house isn't changing the price of marble, Kohl, hardwood, etc...you do have a range here too.

Still - a $100 savings per sqft will be very appealing.

Perhaps. Stick built in the lower markets in my city is still 80 per square foot. The minimum one could say in 80-250. Even in the upgraded with exotic wood cladding would only cost about 80. Accessories are another thing entirely so I'm leaving them out of the calculation.

I can only speak for my market.

Out of curiosity, because I'm fairly certain you have considered it, what does the $40/sqft get you? Some sort of exterior cladding, insulation and drywall, electrical and plumbing, HVAC - all that sort of stuff? Up here, HVAC is crazy. They are charging $130/hr and the materials are hugely expensive as well. And they are turning down work, there is so much of it - no idea why.

I presume no accessories in the house. But does it include flooring, any lighting, basic faucets, builder bathroom cabinets / shower, builder kitchen cabinets, some sort of furnace for heating, maybe A/C since its in the south.

If all that, I just don't know how you can do that at $40/sqft and make any money on top. Not that it matters, I'm just curious to see what you had all decided to include, and by default, exclude, and whether the exclusions are very clearly laid out in your contracts so that buyers don't take action against your new corp.

Will this get you 3cm granite and touch sensors for all appliances? Of course not. It will get a nice home of novel design and very livable at a price point almost any family with 2 working adults can afford.

I’ve always loved these things. If we get some land, I’ve seriously considered doing one for a weekend getaway deal.

Have you looked into Tallahassee? Revitalization in process, students all over, hipster neighborhoods downtown with empty lots and vacant buildings galore. This project would be bonkers money for student housing.

I cannot fathom how you can do it for $40 a square foot if including all those items. It's $150 to $175 via a traditional build with absolute low rent fixtures ... and I mean low rent.

Very interesting. Really like some of the designs I saw, although they would not get through the architectural controls in the HOA controlled neighborhoods around here. There is definitely a market for these, though.

My thoughts as well, different cities will have different building codes/regulations, but yes there’s quite a rising popularity with these container homes, as they take shorter time to build and are highly customizable, not to mention cost savings over traditional homes. I’ve been watching videos and shows about container homes and I am highly interested and hoping to own one sometime soon, after doing some more research of course. Good luck to OP and your business!

Thanks! You're correct about HOAs...which I think serve a purpose but have become a blight on home ownership in recent years because of nearly unchecked power.

We are moving first into blighted areas to improve the quality of affordable home available to those in the area. One of the partners has offered a tract of land of about usable four acres to do a community of about 60-70 homes. We are preparing a study for the area. Because of the proximity to LSU we can actually charge a bit more for these and we are considering a Frank Lloyd Wright design schema. Mr. Wright was a real pioneer in affordable, sustainable housing and his urban designs are quite interesting!
