@Germanauto can you post the thread you are talking about from leasehackr?

Regardless of what anyone else achieved, if you want evaluate your lease deal - you should be looking at your pre incentive discount and the MF charged.

Market has definitely taken a turn for the worse in April but up until March end 10% off pre incentives with base MF was achievable on a custom order. You can look at the G20 pricing thread where multiple people have reported getting those discounts.

Blind payment comparison is useless because incentives vary for each individual and the MSRP is always different. Pre incentive discount and MF is the only measure that's in your negotiating control. $500 or $700 is irrelevant without knowing the above details.

madpistol BMWs online offers are ridiculous and should never be the basis of negotiation or lease deal evaluation.

How the hell are people getting these cars for so cheap? They must have a trade in or money down of some kind. $0 down + no trade-in? For a brand new 2021 M340i? For low-mid $500's monthly payment?

Total BS. Not possible. Some people are lying up a storm.
There are several factors to consider besides down payment and monthly. Lease support/incentives vary, even month to month. MSDs, loaner/demo discount, unusually high discount if a dealer is desperate to hit a volume bonus, etc. I had 15.5% off due to being a loaner, $2,000 loyalty and $1,000 college grad incentives, plus $750 lease cash, plus MSDs which saved me another $700. At the moment, it seems like loyalty is only $500 on 2021s (330i).

BMW's calculator doesn't include tax, title, doc fee, etc. Leasehackr numbers do. They are very far apart even if they show roughly the same number at first glance. Leasehackr deals are actual deals because they are several thousands lower than the national "offers" manufacturers advertise. Don't forget that any difference is compounded by the interest. BMW site is showing $932.30/month for a $67.5k M440i EXCLUDING all taxes and fees. Fees alone are at least $1.5k. BMWFS acquisition fee is $925 and dealer doc fee is anywhere from roughly $85 to $800 depending on state. Acquisition fee is taxed if not paid up front, dealer fees are always taxed, government fees are not. So with truly 0 down, $85 doc fee, $700 gov fee, and 7.75% tax for CA (taken from deal below), that's $1,710 in fees, $1,010 of which is taxed in this case. So the true monthly would be $1,054.22... Here is a recent deal on a new $67.5k M440i from leasehackr: 13% off MSRP for $675/month ACTUAL cost. https://forum.leasehackr.com/t/signe...no-msds/354671 Not using the exact same example here, but the difference is small in any case and the point is clear that there is a MASSIVE difference between a "deal" and the average lease most people walk in and sign.

Part of it is the FL market and the ridiculously high doc fee (usually $899) vs the deals you see on west coast where doc fees are capped eg CA with $85 and WA with $150. That alone eats into the discount by as much as 1-2% so I've seen lot of FL folks get their cars shipped from other states and still come out ahead.

Either way you have a car that you will enjoy for the next 3 years so that's all that matters.

I have noticed that there are some ridiculously good deals on the west coast, but not so much on the east coast.

And I really shouldn't complain. Here in FL, we don't have state income tax, and sales tax is very low as well (6.5%). Gotta love all of that tourism money.
